Prices and payment plans

All prices here are fixed, transparent per-square-metre prices. Each payment plan uses one formula for every plot size, so every plot gets an exact quote.

170 sqm entry plots (limited release, 90 plots in total)

Reference size 5 m frontage × 34 m depth, the smallest area that can be subdivided and transferred in Phase I. The lead option is the 10-year plan; the second is ZERO 15 lease-to-own.

PlanDown paymentMonthly × monthsTotalPer sqm
10-year plan (lead)US$3,400US$100 × 120US$15,400about US$91
ZERO 15 lease-to-ownUS$0US$150 × 180US$27,000about US$159
One-time full payment——US$8,500US$50
1-year planUS$3,400US$510 × 12US$9,520US$56
5-year planUS$3,400US$141 × 59 + final US$181US$11,900US$70

For 170 sqm plots, a US$2,000 transfer fee is paid by the buyer and is not included in any of the down payments or totals above.

500 sqm plots

PlanDown paymentMonthly × monthsTotalPer sqm
One-time full payment——US$25,000US$50
1-year planUS$10,000US$1,500 × 12US$28,000US$56
5-year planUS$10,000US$416 × 59 + final US$456US$35,000US$70

"500 sqm" is a size class. Each plot's surveyed area differs, and the quote follows that plot's surveyed area.

Other plot sizes

Phase I also has 1,000 sqm-class plots and larger ones, up to 8,917 sqm. Every size uses the same formula:

Monthly payments are whole US dollars; any remainder is settled in the final month. The 10-year plan and ZERO 15 apply to 170 sqm plots only.

Payment rules: you can settle early at any time with no penalty, and you can move to a shorter plan, recalculated on the remaining principal.

What you get: the right and the certificate

Where it is and how to get there

For the wider area — location, access and plans — see my Dara Sakor area guide.

To be plain about it: Phase I is still open land today. You are buying a numbered plot with a surveyed area and a certificate, not a finished house. The map below shows every plot's location, area and availability.
